Terms of Service

These Terms of Service ("Terms") govern your use of the Vallarta Vacation Rental booking widget ("the Widget"), operated by Bradley Robinson ("Owner", "we", "us", or "our"). By submitting a reservation request through the Widget, you agree to these Terms.

1. The Widget Is a Request Tool Only

The Widget allows you to submit a reservation request for the Amapas 353 vacation rental property located in Puerto Vallarta, Mexico. Submitting a request through the Widget does not create a binding reservation or guarantee availability.

A reservation is only confirmed when:

• You receive a written confirmation email from the property owner, AND
• You complete payment in full through the secure payment link provided in that email.

Until both conditions are met, your requested dates remain available to other guests.

2. Pricing and Fees

Pricing displayed in the Widget — including nightly rates, cleaning fees, and taxes — is estimated based on current rate data and is provided for informational purposes. The final confirmed price will be specified in the owner's confirmation email. Displayed prices are in US Dollars (USD) unless otherwise stated.

Applicable taxes include:

• Jalisco State Lodging Tax (ISH): 5%
• Mexico Value Added Tax (IVA): 16%

3. Minimum Stay

A minimum stay of 3 nights is required for all reservations. Requests for fewer nights will not be accepted.

4. Cancellation and Refund Policy

Cancellation and refund terms will be specified in the confirmation email and payment agreement at the time of booking confirmation. By completing payment, you agree to those terms. The Widget itself does not process payments or issue refunds.

5. Guest Responsibilities

By submitting a request, you confirm that:

• The information you provide (name, email, phone, guest count) is accurate and complete.
• You are at least 18 years of age.
• You will comply with all property rules, local laws, and regulations during your stay.
• The number of guests will not exceed the maximum occupancy stated for the property.

6. Property Rules

The Amapas 353 property is an adults-only rental (guests 18+). Specific house rules, check-in/check-out times, and access instructions will be provided upon confirmed booking. Violations of property rules may result in immediate termination of your stay without refund.

7. Accuracy of Information

We make reasonable efforts to keep property descriptions, photos, availability, and pricing up to date. However, we do not warrant that any information displayed in the Widget is complete, accurate, or current. Images are representative and actual property appearance may vary slightly.

8. Limitation of Liability

To the fullest extent permitted by law, Bradley Robinson shall not be liable for any indirect, incidental, special, or consequential damages arising from your use of the Widget, including but not limited to loss of anticipated savings, lost bookings, or travel costs incurred in reliance on unconfirmed reservation requests. Our total liability shall not exceed the amount paid by you for the confirmed booking in question.

9. Indemnification

You agree to indemnify and hold harmless Bradley Robinson from any claims, damages, or expenses (including legal fees) arising from your misuse of the Widget, breach of these Terms, or violation of any applicable law.

10. Governing Law

These Terms are governed by the laws of the State of California, USA, without regard to conflict of law principles. Any disputes arising under these Terms shall be resolved in the courts of San Francisco County, California.

11. Changes to These Terms

We reserve the right to update these Terms at any time. Changes will be posted at this URL with an updated effective date. Your continued use of the Widget after changes are posted constitutes acceptance of the revised Terms.
